Companies House

We resolve every row to a single Companies House record before any other source touches it. Status, incorporation date, accounts category, officers, PSCs, and the full charges register come back per row, with the official CRN as the join key.

HMT OFSI Sanctions

Daily-refreshed match against the HMT consolidated UK sanctions list (~12k entries). We score the entity name and every officer / PSC, returning a confidence and the listing regime. Anything above 0.85 surfaces as a Block.

For any row that resolves to a regulated firm, we pull authorisation status, permissions in scope, trading names, and disciplinary history. Lapsed permissions are surfaced as Concern.

Director disqualifications, bankruptcy orders, winding-up petitions, and administration appointments. Cross-linked to Companies House officer IDs so a renamed disqualified director can't slip through.

Live web search at submission time for litigation, regulatory action, and material press coverage in the last five years. Every claim is cited to a URL with publication date.

Underwriter Brief (Claude)

The synthesis layer. Per-row severity, a 2–4 sentence rationale that cites every source it draws from, and a recommended next step. Hallucinated citations are dropped before display.

Regulators & sector signal

Sector-specific regulators that materially change the risk picture for care, education, charity, and workplace-safety risks.

Care Quality Commission (CQC)

Provider and location ratings (Outstanding → Inadequate), regulated activities, and enforcement actions for every regulated care setting in England: care homes, GP practices, dental surgeries, hospitals, domiciliary care.

Environment Agency — Flood

Rivers/sea flood zones (1, 2, 3a, 3b), surface water risk, active warnings and alerts, distance to nearest watercourse, and reservoir overlay. Z3 is auto-Block; Z2 is Watch.

British Geological Survey (BGS GeoSure)

Geotechnical hazard layers including shrink-swell clay, landslide, compressible ground, collapsible deposits, soluble rocks, and running sand. Class E shrink-swell carries a rebuild-cost uplift on subsidence-prone foundations.

MHCLG Indices of Multiple Deprivation

English IMD decile + rank by LSOA. Used as a covariate in adverse-event modelling; low deciles increase certain claim frequencies (theft, malicious damage) on commercial property.

Six months of recorded crime within a one-mile radius of the resolved address, broken down by category. We compare against neighbouring LSOAs and surface concentration outliers.

EPC Open Data (Commercial + Domestic)

Lodgement-matched non-domestic and domestic EPC: band, numeric rating, kgCO₂/m², kWh/m², property type, total floor area, plus the walls/roof material columns used by the rebuild-cost estimator. Sub-E commercial is Concern (MEES).

Derives £/m² from EPC (floor area + construction era + walls/roof materials), OSM (footprint + urban density), Heritage, Flood, Coal, BGS, Radon, geo, optional live tender rates from Contracts Finder, and ONS construction inflation. On commercial risks the VOA rateable value × use-class multiplier is a cross-check; >40% divergence surfaces a caveat.

Awarded UK public-works contract notices, normalised to £/m² GIA. Used as a live tender-rate signal when ≥5 comparable contracts exist within the LSOA / use class.
